Property Preservation Specialist

Description

The Property Preservation Specialist is responsible for: the preservation of the servicing portfolio including inspections, vacancies, securing, bids/repairs, registrations, code violations and utility services.

Responsibilities

  • Handles property preservation of all properties as per investor/HUD guidelines
  • Ensures all property preservation activities completed based on internal guidelines
  • Reviews and reconciles control reports to ensure data integrity and servicing expectations
  • Handles processing of city citations and resolution follow up
  • Monitors reports for vacancy, unsecured properties, disaster areas, code violations, registrations, etc.
  • Validate bids are reasonable, justified, and necessary
  • Provides hands-on approach as it relates to internal processes and vendor management
  • Provides recommendations for procedural changes and improvements as they pertain to the department
  • Stays abreast of changes to federal and state mortgage laws and regulations affecting the operation
  • Swift processing of incoming email and phone calls from Vendor(s) and business partners
  • Handles inquiries and performs research for internal and external customers and resolves problems
  • Maintains an understanding of complex situations to effectively explain account details
  • Special projects relating to property preservation

Experience

  • 5+ years property preservation experience in a residential loan servicing or default loan servicing department
  • Strong oral and written communication skills
  • Demonstrated critical thinking skills
  • Detail-oriented with superior organizational and time management skills
  • Self-starter; takes initiative within role and responsibilities
  • Excellent customer service skills
  • Intermediate to advanced technology skills including Excel
  • Proactive in identifying ways to improve service and support
  • Ability to be a team player by working closely with Servicing Manager and loan servicing staff

Education

  • Associate degree or higher

EXPECTED HOURS

  • Full time position – regular office hours Monday to Friday, typically 8:00am to 5:00pm (aka, “core hours”) with flexibility on start & end times. Employee must be available during the core hours and will work over a continuous 9-hour timeframe day, with one-hour break for lunch
