Document Specialist

Description
The Document Specialist performs work related to AHPS’ collateral documents. The incumbent must have an in-depth knowledge of multi-state regulations, laws, rules, and requirements pertaining to titles. The role requires considerable judgment and independent discretion in monitoring files to preserve and protect against losses to the company.
Responsibilities
- Assists with the management of collateral files
- Coordinates receipt of intervening documents
- Monitor and ensure accuracy during the drafting, execution and recording of assignments
- Upload and index documents in digital imaging system from various sources
- Research the chain of title to identify any deficiencies and offer solutions to cure
- Ensure time frames and deadlines are met by monitoring Foreclosure and Bankruptcy milestones
- Analyze the lien release portfolio to ensure timeliness and compliance
- Manage the MERS process for accuracy throughout the life cycle
- Review missing document reporting and remediate any defects
- Submit documentation for recording with various counties across multiple states
- Researches title matters and coordinates resolution when necessary
- Responds to requests for documents and data between attorneys, servicers and investors
- Prepares monthly reports for use by management as needed

Experience
- 5+ years property preservation experience in a residential loan servicing or default loan servicing department
- Strong oral and written communication skills
- Demonstrated critical thinking skills
- Detail-oriented with superior organizational and time management skills
- Self-starter; takes initiative within role and responsibilities
- Excellent customer service skills
- Intermediate to advanced technology skills including Excel
- Proactive in identifying ways to improve service and support
- Ability to be a team player by working closely with Servicing Manager and loan servicing staff
Education
- 5+ years prior extensive experience in residential mortgage document preparation and closings
- Knowledge of with residential real estate documentation
- Prior experience with foreclosures, bankruptcy, delinquent loans, deed in lieu and actions related to delinquent residential real estate loans
EXPECTED HOURS
- Full time position – regular office hours Monday to Friday, typically 8:00am to 5:00pm (aka, “core hours”) with flexibility on start & end times. Employee must be available during the core hours and will work over a continuous 9-hour timeframe day, with one-hour break for lunch
